Everyday traffic puts a lot of abuse on the hallways and public areas. We use a powerful pre-spray which we allow to dwell as it breaks down everyday soiling before extraction begins.
Breakfast lobbies have spills which occur daily. Most get crushed by footsteps or chair legs, leaving them to solidify. Some liquids evaporate, only to leave a residue behind to collect everyday soiling.

Carpet tiles are growing to be more popular in commercial applications. The ease of replacing a single carpet tile is not nearly the burden or expense of possibly replacing the whole room.
Carpet tiles can withstand an immense amount of traffic, while still holding their structure and appearance. Cleanings are necessary at a minimum of an annual basis. Sometimes cleanings are more frequent, depending on traffic volume.

Tread Lightly Carpet Care uses 4 steps in our ceramic and porcelain tile cleaning process.
First, we spray degreaser that is designed to cut away at years of built up oils, greases, and household traffic.
Second, we agitate the degreaser with brushes to bring out years of soiling.
Third, we use a specially designed tool that blasts away the agitated soils with 1000psi of water at a temperature of over 200*F AND, uses suction to extract all those unwanted soils at the same time.
Last, we apply a sealer that penetrates deep into the grout joint to block out household spills and traffic.

Here we have a public restroom which must endure hundreds of people a day. The porous grout lines absorb mop water, soap dispenser spills, and any others happenings which may occur in the restroom. Throughout a short period of only a few months, these tan grout lines became darker into what you see here. Notice the severe contrast in floor vs. wall grout line color. Also, there are a series of pits and textures to the face of these tiles which collect dirt and oils. These dark indentations tend to dull the appearance of the room.
When TLCC is finished with our 4 step process, these are the results. The grout line color has subsided to more of a similar tone to the color of the wall. Notice that the dull appearance is gone and the tile color has brightened.
This financial institution chose the color white for the grout lines.
